Boasting sweeping views over Crown Street Mall to the west and Wollongong Beach to the east, Lang’s Corner is a premium 11-storey commercial office building in the heart of Wollongong. An initiative of Pupovac Constructions, the redevelopment blends premium office space and retail premises over ten floors, supported by a rooftop plant roof and a three-level basement carpark.

Climax Air Conditioning was contracted by the developer to design the mechanical services across the building. Energy efficiency was paramount to the brief, with a targeted 5.5 Star Energy Rating. The design featured an integrated building and energy management system for ultimate control and oversight.

The installation included two Australian-made 650kW variable speed magnetic bearing water-cooled SMARDT chillers, serving eight central air handling units to feed a network of over 140 variable air volume (VAV) systems. The ground floor foyer and common areas will be served by packaged DX systems.

Dedicated exhaust systems were installed to support multiple tenancies, and all three levels of the car park were fitted with fresh air and exhaust ventilation systems utilising ducted axial and supplementary jet fans. The design also included a tailored active control system that includes sandwich pressure control on the commercial tenancy floors, complete with smoke exhaust fans and four stair pressurisation systems.

Completed in 2022, the project is an outstanding example of Climax Air Conditioning’s comprehensive design, engineering and project management services for the commercial sector.
